    It’s a long term commitment to design and build a $3 billion, master-planned community that will ultimately be home to some 15,000 people. So everything we build, from child care centres to townhomes and towers, has to be built to stand the test of time. Because, if we don’t build it right, we’ve got 15,000 people to answer to.

    Early in 1995, long before leaky condo stories first appeared in the Vancouver media, Concord Pacific was already incorporating the most up-to-date, structurally-supported, air barrier and rainscreen principles into our design/build process. Since that time, building envelope consultants have been retained for every project, helping us to balance the environmental imperative to provide energy efficiency with the structural imperative of allowing a building to breathe in a wet coastal climate.

    Our most recent achievement has been to incorporate the latest rainscreen principles into the window-wall assemblies we use for our buildings that feature glass as the predominant exterior finish. We worked closely with the window manufacturer to develop an innovative window-wall assembly, or floor to ceiling window, that could be manufactured in the shop to allow for the highest degree of quality control, fit and finish. Window-walls are transported and installed on-site with continual inspections by the building envelope consultant to check and double-check the fit.

    We’re so confident about the quality of our construction techniques that, since 1994, we’ve offered an unprecedented warranty package to all new purchasers in the Concord neighbourhood.     Building Envelope ConsultantConcord Pacific first began working with David Ricketts in 1995 while he was a building envelope consultant with a local Vancouver engineering firm. Since that time, Ricketts has gone on to form his own building science company known as RDH Building Engineering Limited.

    A recognized authority in the industry, Ricketts is the President of the B.C. Building Envelope Council and was recently retained by the Barrett Commission to assist with the technical recommendations of the final report.

    "Concord Pacific is a pioneer in the incorporation of rainscreen principles into the design/build process. They understand that the prevailing construction methods of the early 1990’s aren’t specifically suited to building a waterfront community. Part of our job with Concord is to create full-scale mockups of all window and wall assemblies (see photo) so we can work out construction issues before on-site installation," says Ricketts. We always test exterior surfaces before they become part of someone’s home."

    While many condominium developments offer warranty protection, very few offer the expertise of an on-site team of building trades professionals to deal with day-to-day maintenance and repair.


    From drywall repairs to the maintenance of a highly sophisticated mechanical infrastructure, Warranty Manager Ovid Smith and his team of eight building trades specialists are responsible for new residential suites in the Concord neighbourhood for a period of five years after construction. "It’s a great job that makes use of all areas of my building trades experience," says Smith.

    Starting as a carpenter in his native Guyana, Smith moved first to England and then settled in Canada 30 years ago. In that time he’s seen Vancouver grow as he supervised many of the projects that have shaped the city; projects such as BC Women’s Hospital, Pacific Centre and BC Place. "In the past my job ended when the building was finished. At Concord, I’m able to stay on to see the development become a neighbourhood and a home to so many families.
